High yields, real estate and dollar assets drive investment choices in Nigeria
Faced with high interest rates, persistent inflation and currency volatility, Nigerian investors are increasingly reshaping their investment strategies, directing funds into treasury bills, equities, real estate and dollar-denominated assets in an effort to preserve wealth and generate better returns.
From retail savers to institutional investors, the focus has shifted toward balancing security with growth as the country’s economic landscape continues to evolve.
Market analysts say government-backed fixed-income securities have emerged as one of the most attractive investment options in 2026 following a series of high-yield treasury bill auctions conducted by the Central Bank of Nigeria (CBN).
Recent auctions recorded subscriptions running into trillions of naira, far exceeding the amount offered by the government. One-year treasury bills have been offering yields of about 17.35 per cent, while 91-day and 182-day instruments continue to attract investors seeking stable and predictable returns.
The attractive yields have also boosted demand for money market mutual funds, allowing retail investors to earn competitive returns without directly participating in treasury bill auctions.
Despite the strong appeal of fixed-income investments, many investors are maintaining diversified portfolios to protect themselves against inflation and exchange rate fluctuations.
The Nigerian Exchange (NGX) has continued to attract investor interest, particularly in banking, industrial and energy stocks. Analysts attribute the renewed optimism to ongoing banking sector recapitalisation, improved corporate earnings and expectations of long-term capital appreciation.
Property investment also remains a preferred option for Nigerians looking to preserve wealth over the long term. Developers and investors say demand for residential housing, commercial property and undeveloped land remains strong in growing urban centres such as Lagos, Abuja and Port Harcourt, where rising population and urban expansion continue to support property values.
For many young professionals and business owners, foreign currency assets have become an important hedge against the depreciation of the naira.
Financial advisers say increasing numbers of Nigerians now maintain domiciliary accounts alongside naira accounts, while some are also using dollar-backed digital assets such as stablecoins to facilitate international payments and protect the value of their savings.
Portfolio manager Kemi Oladipo described the current investment environment as one driven by diversification.
“Most investors are adopting a balanced strategy,” she said. “They are locking in attractive fixed-income yields for stability while allocating part of their portfolios to equities, real estate and dollar-denominated assets to achieve long-term growth and protect against inflation.”
Financial experts note that investors are becoming more selective than in previous years, paying closer attention to risk management and asset allocation rather than chasing quick profits.
They argue that while high-yield government securities currently offer attractive returns, long-term wealth creation will likely depend on maintaining diversified portfolios that can withstand inflation, exchange rate volatility and changing market conditions.
As Nigeria’s economic environment continues to evolve, analysts expect investment decisions to remain guided by one overriding objective: preserving purchasing power while positioning for sustainable long-term returns.
