Spanish Prime Minister Pedro Sanchez has put forward an important proposal aimed at banning property purchases by individuals from outside the European Union in Spain. This initiative is part of a larger effort to address the increasing costs of housing that many residents are facing.
During a recent rally held in Plasencia, which is located in the western part of Spain, Sanchez made a significant announcement. He stated that the government intends to propose a ban that would prevent non-EU foreigners, who are not residents of Spain, along with their families, from being allowed to buy property in the country. According to him, the main reason for this proposed ban is that these individuals are purchasing properties mainly to speculate on their value, rather than to genuinely reside in or contribute to the local community.
Just a few days earlier, on January 13, Sanchez had introduced a separate plan that seeks to impose a substantial tax, which could reach as high as 100%, on property purchases made by non-EU nationals who do not live in Spain. This group includes individuals from countries such as Nigeria. These measures are part of a broader strategy aimed at not only increasing the overall supply of housing but also at effectively controlling the demand for properties, ensuring that more homes are available for local residents.

A source close to Prime Minister Sanchez explained that while the proposal for a ban is currently being discussed, the immediate focus of the government is on discouraging purchases made by non-residents through the introduction of higher taxes. This step is seen as a means to alleviate some of the pressure on the housing market.
Spain is currently facing a significant housing crisis, which is being worsened by factors such as gentrification and a growing influx of tourism. The situation has become so critical that the Central Bank has predicted that the country is likely to experience a shortfall of 500,000 houses this year. The government’s proposals reflect a recognition of the urgent need to address these ongoing challenges in the housing sector.
